A depot and Yard situated to the centre of Netherdale Industrial Estate. Netherdale is situated on the eastern side of Galashiels and is one of the principal industrial areas serving the town.
Galashiels with a population of approximately 14,000 is one of the largest towns in the Scottish Borders and is generally considered to be the principal, administrative, social and retail centre for the region effectively serving a population of in excess of 110,000.
There is a significant student population within the town with campuses of Heriot Watt university and Borders College. Within recent years Galashiels has benefited from considerable public and private investment. Developments have included the Gala Water retail park, two new supermarkets to the east of the town centre and significant transport infrastructure works including the Galashiels inner relief road, the Borders Railway link re-establishing passenger services between Edinburgh Waverley and the Central Borders. The recently completed transport interchange is situated a short walk to the north west of the subjects. The journey time from Galashiels to Edinburgh City Centre by train is approximately 55 minutes, with departures every 30 minutes. On week days the first train departs from Edinburgh at 0545, the last at 2355.
Netherdale is situated around 1.5 miles to the east of Galashiels town centre. Historically this was a predominately industrial area. It is now more mixed use including a number of trade counter units, offices, a gym, children’s nursery. The eastern side is occupied for Educational Purposes with a Campus of Heriot-Watt University and Borders College,
together with associated Halls of Residence.

A depot and yard in a central position at Netherdale.
The depot building stretches along the northern side of the site. This is a former mill building believed to date to around 1873. The building is of traditional construction built with whinstone elevations with red sandstone dressings to window and door openings under a pitched ‘M-plan’ roof clad in slate with central valley gutter. To the east there are additions of brick construction under mono-pitch roofs clad in box profile metal sheeting, providing ancillary accommodation.
The site is bounded by palisade security fencing to the east and west. There is gated access to the site of the estate road to the west.
To the south there is a concrete yard which extends to approximately 0.106 ha (0.26 acre).
Within the yard there is a single storey L shaped building of blockwork construction under concrete roof providing a fuel store and a further store which was not accessible at the time of our inspection. Three open fronted steel framed aggregate bays have been formed with railway sleepers to the south west of the site.
