Lot 1
A block of good quality mowing/grazing land extending to approximately 1.99 Hectares (4.92 Acres) benefiting from access directly off Low Nest access track.

Lot 2
A block of mature woodland extending to approximately 0.54 Hectares (1.34 Acres) benefiting from access along High Nest track and then over Lot 3 leading to the property.

Lot 3
A block of good quality mowing/grazing land extending to approximately 5.92 Hectares (14.64 Acres) benefiting from access directly off the public highway and also through the yard of High Nest.

Lot 4
A block of good quality mowing/grazing land extending to approximately 11.18 Hectares (27.63 Acres) with a small stone barn (in poor state of repair) with tin roof. Benefiting from access down Low Nest access track and also down the access track through High Nest.

Lot 5
A block of good quality grazing land and mature woodland extending to approximately 3.01 Hectares (7.44 Acres) benefiting from access down Low Nest access track.

Lot 6
A block of grazing land extending to approximately 8.05 Hectares (19.89 Acres) benefiting from access down Low Nest access track and then over Lot 4.

Lot 7
A block of good quality grazing land extending to approximately 9.23 Hectares (22.80 Acres) benefitting from access direct from the public highway.

Fencing
It is a requirement of the sale that the successful purchaser erects a Rylock Double Barbed stock fence along the north eastern boundary of Lot 1, the line of the fence will be agreed with the successful purchaser prior to completion and the fence must be erected to the satisfaction of the sellers within 2 months from the date of completion.

Basic Payment Scheme Entitlements
All of the farmland is registered with the Rural Land Register. The payment for the current scheme year in which the property is sold, will be retained in full by the Vendor. The Basic Payment Scheme Entitlements are included within the sale and will be transferred to the successful purchaser(s) on completion, subject to a charge of £250 + VAT per transfer.
