The property lies within a favoured farming district on the northern outskirts of the city of Carlisle close to Junction 44 of the M6 Motorway. LOT 3 – LAND EXTENDING TO APPROXIMATELY 4.78 hectares (11.81 acres) Lot 3 comprises a single regularly shaped and gently graded enclosure arranged with a north south orientation with frontage direct to a private occupational lane adjoining the main Carlisle to Scaleby public road. The field is suitable for arable cropping and is currently managed within the overall farm arable and grassland rotation. The enclosure lies at approximately the 30m contour above sea level and is classified as GB lowland, within Grade 3. Boundaries are a mix of post and wire fences and hedgerows.
