6 Golden Square is situated to the western side of Duns town centre.

Whilst a relatively small town with a population of around 2,500 according to the 2011 population census, Duns is the county town of Berwickshire and serves a relatively wide rural hinterland. The town provides a good range of local facilities and services including primary and secondary schooling, a variety of independent shops, banking services, public houses, a restaurant, veterinary surgery, police station, garages, garden centre, library, council and housing association offices.

The area also boasts a range of attractions including Duns Castle, a number of stately homes, the annual common riding and the Jim Clark museum. The surrounding countryside including the Lammermuir Hills provides some spectacular scenery with some excellent terrain for a range of outdoor pursuits. Other recreational facilities in the area include a swimming pool, gym with adjoining children’s play centre and golf driving range, eighteen-hole golf course, squash courts, all weather astro-surfaced pitches and a range of sports clubs

Duns is approximately 45 miles south of the city of Edinburgh, 18 miles from Newcastle each with an international airport. Access is readily available to the main line east coast rail service with a station at Berwick-upon-Tweed which is approximately 15 miles east.

Recent investment in the area has included the construction of the new High School serving Berwickshire which includes a good range of facilities including all weather sports pitches.
A two storey mid terraced building of traditional stone construction under a pitched roof clad in slate. From a trading perspective, the unit is slightly off pitch, situated on the western periphery of the main retail area. It fronts on to the Golden Square car park in an area that still generates a reasonable level of footfall.
