Earlston is a historic town situated in the Lauderdale Valley to the north east of the central borders, conveniently located for access to the main Borders towns.  It is an attractive town reported to date back to the 1200’s and lays its claim to fame as the home of Thomas Learmonth, better known as Thomas the Rhymer.

The settlement is a bustling town situated on the edge of the A68 trunk road. It has a population of approximately 1,779 according to the 2011 population census, an increase of around 4% over the population recorded in 2001.

The Market Square which was laid out as a rose garden to mark the coronation of Queen Elizabeth provides a pleasant town square and centre. The town benefits from a good selection of local facilities including some independent shops, public houses, a church, reputable schools with a newly completed High School at Georgefield to the east of the town all within walking distance of the property. The town is well placed for commuting to the main borders towns and Edinburgh.

The main building is of headed brick construction with parapet wallheads and flat roof covered in fibre glass (GRP).  This building has a rendered finish to the front and west elevation.

The adjoining building to the rear which is of traditional stone construction under a hipped roof clad in slate.  This provides an additional storage/ workshop area.

There are two extensions to the east.

The floors throughout are of solid construction with a mix of painted screed finishes and vinyl non slip flooring.

The front shop/ show room has benefited from a relatively recent refit with lined plasterboard walls with white emulsion finish and suspended ceiling grid incorporating LG fluorescent light units and two electric Mitsubishi AC1 air conditioning units.  The main air conditioning units are fixed to the north wall of the property. There are fixed glazed display units to the front.
