Earlston is situated to the north east of the central borders, conveniently located for access to the main Borders towns. The settlement has a population of approximately 1,779 according to the 2011 population census, an increase of around 4% over the population
recorded in 2001.

It is an attractive town which traces its origins back to the 1200’s and lays its claim to fame as the home of Thomas Learmont, better known as Thomas the Rhymer. It is well connected to the national roads network via the A68 trunk road and the A6105.

The A-Plant unit is situated on the north west of the former Rhymers Mill complex to the western side of Earlston. This is a predominately commercial area.

The site is bounded by agricultural land to the north and west. Nearby occupiers include Ruthven alarms; an independent vehicle repair workshop, a yard and commercial units to the south, Borders Machinery Ring offices, and Austin Coach Hire Depot. Rhymer’s Cottage is situated to the south of the complex with surrounding parkland to the bank of Lauder Water.

The main building is of render faced header brick construction under a dual span roof slated to the  southern roof pitches; metal profile sheeting to the northern roof pitches incorporating translucent roof lights. Windows comprise timber framed single glazed units.

Rainwater goods are of pvc specification. Eaves height 2.87 m. Height to the underside of the main collars to the roofs is 4.81 m. The vehicular access opening to the main workshop is around 9.10 m wide fitted with three sliding metal doors with corrugated metal finish. There are two personnel doors to the rear of the property.

There is a detached workshop to the west of the site. This is of header brick construction with buttress walls supporting a relatively lightweight metal trussed roof structure. The roof is externally clad in modern insulated composite box profile sheeting. Rainwater goods are
of pvc specification. Windows comprise metal framed single glazed units. There is a personnel door to the rear. This is a relatively large site with tarmacadam surfaced car park/ yard to the front of the main building with extended hardcore surfaced yard to the west and
