We offer a comprehensive range of residential survey and valuations services. Our valuations and Home surveys are conducted by Surveyors who are both qualified Members of the Royal Institution of Chartered Survey and Registered Valuers. Valuer Registration is the RICS quality assurance mechanism that monitors all registered RICS members who carry out ‘Red Book’ valuations to provide consistent standards.
Our residential valuation services include:
Market Valuation (Level 1 -Valuation)
Through a visual inspection of the property our Level 1 service provides a basic report including a summary of the accommodation, construction and location together with a market valuation, and insurance rebuild costs.
RICS HomeBuyer Report (Level 2 – Condition Survey and Valuation)
Our HomeBuyer Service includes an in-depth (non-intrusive) visual inspection of the property to provide a Condition Report highlighting any problems in clear and easy to understand ‘traffic light’ ratings, together with a market valuation and insurance rebuild costs. It also includes advice on defects that may affect the value of the property with repairs, and ongoing maintenance advice.
RICS Building Survey (Level 3)
Our Building Survey option provides a comprehensive report with an in-depth analysis of the property’s condition together with advice on defects, repairs and maintenance options.
Energy Performance Certificate (EPC)
An Energy Performance Certificate is now a legal requirement for any property sold or let in the United Kingdom. It provides an assessment of the energy efficiency of the property based on a computerised model taking account of a range of factors including form of heating, levels of insulation, efficiency of glazing and lights etc. The energy report also provides generic computer generated recommendations for improvements to the energy efficiency of the property.
RICS Home Report (Scotland)
A home report is now compulsory for any property that is openly marketed in Scotland.
A home report is made up of four parts; single survey; property questionnaire; energy report; and a generic mortgage valuation.
The single survey provides ‘traffic light’ ratings of the condition of the various parts of the property and Market Valuation. The single survey also provides a summary of the accommodation, construction and location.
The property questionnaire is completed by the owner/seller (or their appointed representative) providing information on issues such as council tax band, historic works to the property, heating systems, environmental issues etc.
