The Town House occupies a prime central site within the historic town of Berwick upon Tweed. Berwick is the main commercial centre for North Northumberland and the eastern borders with a resident population of approximately 14,000. The town is situated approximately equi distant between Edinburgh to the north and Newcastle upon Tyne to the south (65 miles each way).  The town is served by both the A1(T) and the main line East Coast Railway network which provides regular access to Edinburgh and Newcastle (approximately 45 minutes each).

Modern Berwick is an attractive coastal market town which offers a range of retail, leisure and banking services and which is a significant tourist destination, particularly in the summer months.

The Town House is situated towards the lower end of Marygate, the town’s prime retail centre, close to the junction with Church Street, Hide Hill and Woolmarket.

The property forms part of the ground floor of the iconic eighteenth century Town Hall.  Sited almost in the centre of the street, the Town Hall is extremely prominent and benefits from excellent levels of footfall on all sides.  It lies within easy walking distance of both long stay and street side car parking.

Marygate is a busy, vibrant commercial centre with a range of local and national occupiers.  Home Bargains, Boots, O2, Greggs, Costa Coffee, W H Smith, Mountain Warehouse, Sports Direct, and Vision Express are all within a short distance of the property.

The Town House comprises ground floor restaurant premises which, in the eighteenth century, were partially used as the town’s jail cells.  In recent years it has been used principally as a café/restaurant with, until recently, an ancillary gift shop.  It is thought that the premises would be suitable for a variety of alternative uses including retail, craft, workspace and/or multi retail occupancy.

The Town Hall is constructed from an attractive dark red sandstone, sections of which remain exposed and visible within the Town House. The premises are somewhat quirky and irregular in shape and include large arched windows to the principal elevations and, internally, arched, part corbelled ceilings.  There are two separate access doors.

Adjoining and immediately to the rear of the Town House is the Buttermarket, a colonnaded area of the Town Hall’s ground floor.   The Buttermarket is not included in the let, but provides an attractive, covered entrance to the Town House.  The Buttermarket is host to a number of stalls on Saturdays through the summer months.

The Town House has three distinct seating areas which accommodate up to 70 covers together with a good sized kitchen area, two serveries, a glazed “bubble” extension (currently children’s play area) into the Buttermarket, ladies and gents WCs and ample storage.

The property has been measured to provide an approximate net internal area of 173.25m2 (1864 sq ft).

All mains services are present.

The Town Hall (including the Town House) are Grade I listed.

The premises are available to let on flexible terms which are to be negotiated between the Landlord and the Tenant.

The asking rent is £15,000 per annum plus VAT.
